How does your pricing work?
We publish upfront starting prices for each service — for example driveways from $149, house soft washing from $249, and property packages from $249. You book online at the starting price for your size; oversized, commercial, or unusual jobs get a written quote first. Prices adjust for property size, accessibility, and surface condition.
What’s the difference between pressure washing and soft washing?
Pressure washing uses controlled high pressure for durable surfaces like concrete, driveways, and hardscape. Soft washing uses low pressure and surface-safe solutions for delicate surfaces like siding and roofing, where high pressure would cause damage. We match the method to the surface.

When is my card charged?
For online bookings your card is authorized at checkout, not charged. We capture payment once your appointment is confirmed and scheduled. Payments are processed securely by Square. Bank (ACH) payments settle over a few business days.
How do recurring maintenance plans work?
Quarterly ($149/visit) and biannual ($299/visit) plans charge your securely saved card for each scheduled visit — quarterly about every 3 months, biannual about every 6 months. You authorize this at checkout and can cancel anytime by contacting us.
What’s your cancellation policy?
We ask for 48 hours’ notice to cancel or reschedule routine services, and 30 days’ notice for custom or large projects. Cancellations inside those windows are subject to a $100 cancellation fee. Full details:

Can you remove oil, rust, and deep stains?
We offer targeted add-on treatments for oil & grease, rust, and organic staining. These improve most staining, but complete removal on deep or old stains can’t always be guaranteed — we’ll set honest expectations before we start.
Do you handle commercial and HOA properties?
Yes — storefronts, sidewalks, dumpster pads, parking areas, building exteriors, and multifamily/HOA common areas, one-time or on a recurring schedule. Commercial work is quoted per property.

What payment methods do you accept?
Credit and debit cards, Apple Pay, and bank transfer (ACH). Recurring plans and saved-card bookings require a credit or debit card.
